IMPORTANCE OF OBTAINING
A PRE-APPROVAL OR PRE-QUALIFICATION
Every offer must be accompanied by a pre-qualification or pre-approval letter from a recognized lending institution. Sellers want to know prior to negotiating that a potential buyer is capable of purchasing the home.
One of the most important things you can do prior to searching for a new home, is getting pre-approved or pre-qualified by a qualified lender. When you find the home you want, you don’t want to find out that you may have a problem with financing. Often problems can be resolved, but they may take some time and may delay your ability to make an offer. You may even miss the opportunity to bid on the property you want if you can’t obtain either a pre-qualification or pre-approval before another offer is accepted.
A pre-qualification doesn’t take very long, and is a lenders confirmation that, based on the information you provide, you will qualify for a conventional mortgage. A pre-approval is a complete submittal of an application, with the lender verifying income, debt, credit rating, and employment information. Neither a pre-qualification or a pre-approval obligates you to finance your purchase with that particular lending institution.
